+/-273.2 net acres are planted to Walnuts. Block 1 & 2: +/-59.2 acres Chandler Walnut variety on Vlach/VX21 rootstock, planted in 2013. Block 3: +/- 49 acres Chandler Walnut variety on Vlach rootstock, planted in 2011. Block 4: +/- 44.3 acres Chandler Walnut variety on Vlach/VX211 rootstock, planted in 2013. Block 5: +/- 12 acres Chandler Walnut variety on Paradox rootstock, planted in 2013. Block 6 & 7: +/- 43.5 acres Tulare Walnut variety on Paradox rootstock, planted in 2011. Block 8: +/- 11.2 acres Tulare Walnut variety on Vlach rootstock, planted in 2013. Block 9: +/- 54 acres Chandler Walnut variety on Vlach rootstock, planted in 2013. All trees are planted at a spacing of 25′ X 20'. Water Property is located in Lower Tule River Irrigation District (LTRID) and part of Lower Tule River Irrigation District GSA. There are three (3) operational wells on the property: 200HP, 150HP and 75HP. As well as one (1) 50HP lift pump out of the LTRID Canal. There is one (1) domestic well. Blocks 1-8 are irrigated via micro-sprinklers. Block 9 is irrigated via a triple line hose system. 120 riparian shares with Lower Tule Riparianists are included in the sale. There is one (1) +/-1,500 sq. ft. rental home located on the north block off of Road 181. Sustainable Groundwater Management Act (SGMA) requires groundwater basins to be sustainable by 2040.
